This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings. Show the current code reference on the plans. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. GENERAL COMMENTS : 1. A permit requires the correct application type. Request the cancellation of this addition application and submit an application for a single-family residence. 2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. PLANS: 1. Update the window schedule on sheet A.1 with 5 type #1 units, R106.1.1. 2. Show the location of a minimum 22” x 30” attic access, R807.1. SECTIONS - DETAILS: 1. Show one-hour fire-resistive framed construction separating dwellings in compliance with IBC Table 721.1(2). Notate a complete 1-hour fire rating on keynote #25 on sheet A1.1 or provide a 3-foot clear fire separation for both the existing dwelling and the proposed carport. 2. Provide consistent ceiling/roof insulation plans for a vented attic, R806. Update the insulation placement to the ceiling on sheet A.5 and roof detail on sheet S.2. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4 or notate the requirement will be addressed on the manual D report. This is not always included in the report unless directed. ELECTRICAL PLANS: 1. Show the location of the Electric Vehicle Supply Equipment NEMA 14-50R receptacle at a parking area, N1104.2.1. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. Resubmit revised drawings with a response letter stating how all Zoning comments were addressed. 01. Previous Comment #1: Per UDC Table 4.8-2 Residential Land Use Group with Land Use Class/Type: Single-family, Detached, in the R-1 Zone the minimum lot size is 10,000 square feet a rezoning will be required to build a second dwelling unit as shown on these plans. **Follow-Up to Comment 1: This comment still applies. The Mechanical Plans (sheet M.1) show a “range hood vent through roof” in the Game Room. Per UDC definition, a dwelling unit has one kitchen with a stove/oven. If the applicant intends to build an attached sleeping quarters, they must (1) remove stove/oven and range hood vent from plans, (2) email Pima County at addressing@pima.gov and request to have the unit numbers retired from the address, and (3) remove unit numbers on site plan and label as “sleeping quarters.” 02.
