Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Per UDC Article 6.4.5.B.5 Where an unbroken section of a wall or a building is not parallel with the lot line , the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three feet. (See Figure 6.4.5-A.). Provide a perimeter yard setback dimension from the midpoint of the proposed carport to the west property line.

2. Per UDC Article 6.4.5.B.2 required setbacks for a carport type structure are based on a measurement from design grade to the top of beam supporting the carport roof. Provide this dimension on sheet 4 so that setback requirements can be determined.

3. Provide a dimension from the face of curb, where pavement meets the concrete curb, along AVENIDA PLANETA to the property line. Per Construction Plan I-748J, sheet 11, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-748J, this distance should be 9’-0”.

4. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. The lot coverage shall include the entire “NEW 2” PEA GRAVEL DRIVEWAY” shown on the plan.

5. There is a roofed area along the rear side of the existing residence that shows up on aerial photos sometime after 2018. Zoning was not able to find approved permit documents for the addition. Either 1) provide approved permit documents, 2) include this addition in this permit and provide all applicable plans, or 3) show it to be removed from site.

6. There is a shade structure located east of the pool that is not shown on this plot plan, This structure shows up on aerial photos sometime after 2008. Zoning was not able to find approved permit/compliance documents for the structure. Either 1) provide approved permit/compliance documents, 2) include this structure in this permit and provide all applicable plans, or 3) show it to be removed from site. This structure was shown to be removed under permit T11BU01405. Also, it does not appear that this structure meets perimeter yard setbacks to the east property line, minimum 6’ or 2/3 the height of the exterior wall, great of the two, UDC Table 6.3-2.A. At a minimum a neighbors setback waiver will be required if this structure is to remain on site. To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
