This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence is a permitted use in this zone (Table 4.8-2).
COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample plot plan. 2. Comment: Label on the site plan the zone (MH-1) and all the adjacent property zones (MH-1). Or show a zoning detail of this properties zone and all adjacent property zones. (As noted on the sample plot plan above)

3. Comment: The west property line utility easement is 7.5’ not 5’. This dimension is found on the subdivision plan here, https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-11073&0

The “proposed residence” obstructs the west utility easement. Utility easements cannot be obstructed.

4. Comment: Dimension the rear alley (20’). This dimension is found on the subdivision plan here, https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-11073&0

5. Comment: Per UDC article 6.4.3, lot coverage shall need to include the area of a lot covered by buildings, storage areas, including dimensioned Vehicular use areas. Do not include porch square footage in the total lot coverage calculations. (As noted on the sample plot plan above).

6. Comment: Provide a measurement scale on each Elevation Sheets (Pages 3 & 4).

7. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
