Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: It appears that there is a detached structure on the Northwest corner of the property that was built around 2020. Upon researching Tucson Property Research Online, a building permit for the structure could not be verified. Due to the size of the existing structure being larger than 200 square feet, a separate building permit review and approval will be required prior to approval of this proposed addition.
3. Comment: Please label the zoning for all the surrounding properties.
4. Comment: Please relabel the South easement to include drainageway and existing utilities easement per Map/Plat Book 46, Page 6.
5. Comment: Please draw, label, and dimension all distances from the property lines to the proposed additions and detached structure.
6. Comment: Please submit a copy of the previously approved floor plan for reference.
7. Comment: With the proposed addition, the number of bedrooms will increase to 5. Per UDC Table 7.4.4-1, UDC 4.9.7.B.7., an additional parking space will be required. Please update your site plan to include this parking spot. The third parking space cannot be located within the front yard buildable area (beyond the front façade of the garage). Also, update the vehicular use area and total lot coverage to include these calculations. (It appears a vehicular use area goes back to the detached structure).
8. Comment: Per the sample site plan, please draw, label, and dimension the street center line, the sidewalk, and the curb.
9. Comment: Draw and label all utilities to the house as depicted on the sample site plan.
10. Comment: As this property is in the Davis Monthan Noise Control District AEZ paddle, please ensure the addition meets the minimum noise requirements as stated in UDC 5.6.9.A.1. Please add a note on sheet S1 stating that this project will comply with UDC 5.6.9.A.1 (interior noise level will be reduced to 40-45 Day-Night Average Sound Level).
