This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed building details compliant with 2018 IRC code. Provide a response letter on separate file with submitting the updated construction plan set. Consolidate all pages of construction plans into a single .PDF file as prescribed at the PDSD web site. Clarify if this submittal addresses all findings of violation CE-VIO0524-01678. STRUCTURAL PLANS: 1. Specify method of transferring structural forces from the dwelling rafters to the patio cover (without fascia end-grain nailing), R801.2. Show structural hardware at each side of the fascia board shown at detail #1 sheet S-1. SECTIONS - DETAILS: 1 Show a complete cross-section detail with roof sheathing and fastening in compliance with Table R602.3 (1). Identify the sheathing and covering at detail #1 & 2 on sheet S-2.
