This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The minimum front yard perimeter yard setback, “1-1/2 H” is not correct. Review UDC Article 6.4.5.C.1 and correct the setback requirement. 2. The lot coverage calculation is not correct. Per UDC Article 6.4.3 Roofed areas, porches, open on at least one side and pools are not included in the calculation. 3. Provide property dimensions for the west property line and the arc shown in the southeast corner of the parcel. 4. Zoning was not able to find a permit for “ACC UNIT #2” shown on the plan, but there is a permit, TC-RES-0524-02860, for a sleeping quarters. Clearly what this “ACC UNIT #2” and if it is the sleeping quarters show it to be permitted under TC-RES-0524-02860. 5. Provide a dimension for the wall opening between the family room and living room. If this dimension is less than 5'-0" the family room is considered a bedroom. 6. Based on the provided floor plan there are 5 bedrooms on site, possible 6, see comment above. Clearly demonstrate how the requirements of UDC Article 4.9.7.B.7 are met.
