PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with submitting the updated construction plan set.

SITE PLAN:

1. Show the square footage of the dining room and patio cover, R106.1.1.
2. Show the location of the electrical service panel, R106.1.1.

STRUCTURAL PLANS:

1. Provide a header schedule and show opening sizes supporting the roof consistent with Table 502.5(1) & R602.7(1).

SECTIONS - DETAILS:

1. Provide a complete foundation section detail showing pressure treated sill with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. Show exterior footings at least 12” below the undisturbed ground surface, R403.1.4. Update F-1 sheet 3.1.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwelling units.
3. Show an individual accessible water supply shut off and water heater for the proposed dwelling building, P2903.9.1.

ELECTRICAL PLANS:

1. Provide a panel schedule showing the proposed circuit #29 ampacity, E3404.13 & E3706.2.
2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing 2018 IRC, chapter 11, code compliant placement of materials and ratings, N1101. Windows require a U-0.40 and solar heat gain of 0.25 or better. Update the outdated MEC Calculation information on sheet 2.0.

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

This site is located in the RX-2 zone (UDC 4.7.7). A dining addition is a permitted use in this zone (Table 4.8-1.)

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. Comment: The site plan should be designed to include the information as noted on the sample plot plan. All structures shall be dimensioned on the plot plan. Show the zone and adjacent zones. Identify the setbacks from the north and west lot lines to the proposed addition. 2. After a review of aerial views (https://maps2.tucsonaz.gov/Html5Viewer/?viewer=maptucson#) of the property, it appears that an attached porch on the western portion of the property has been built. Searching city records through PRO (https://pro.tucsonaz.gov/address_search/) found no permit history for this structure. Either provide completed permit and inspection documentation or include this attached porch addition in the next resubmittal.
3. Comment: Elevation sheets shall show the wall heights of the structure addition per UDC 6.4.4.
4. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
