This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Per UDC Article 6.6.3.D accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.5.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. Provide a dimension from design grade to the midpoint of roof on the building elevations. If the height exceeds the allowed 12’-0” one of two things will be required: Attached the carport to the main dwelling with a roofed structure, minimum 5’-0” wide, that can support a 20 lb. live load, or include the carport in the Board of Adjustment.
