This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with submitting the updated construction plan set. SITE PLAN: Provide a site plan showing utilities for the dwelling, R106.1.1. Show the electrical service panel along with required alterations. Identify the size of the sub panel in the proposed bedroom. FLOOR PLAN: 1. Provide a floor plan showing each proposed room including the identification of adjacent rooms with door or window openings leading into the proposed space. An altered bedroom requires code compliance for egress, R310. 2. Show an exterior landing or existing surface at the exterior doors. A landing must be at least as wide as the door it serves and 36” in the direction of travel, R311.3. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample plot plan. All structures shall be dimensioned on the plot plan. Setbacks shall be identified from all parcel lines. Comment: Draw, label, and dimension street information for Sonoita Ave and 5th Street, as depicted on the sample plot plan. Per UDC article 6.4.3 lot coverage shall need to include the area of a lot covered by buildings, storage areas, and vehicular use areas. 4. Comment: Draw, label, and dimension the vehicular use area. (Parking in the pedestrian area is not allowed and cannot be counted towards the vehicular use area) 5. Comment: Parcel dimensions do not match dimensions of the Subdivision dimensions found on city records. Clarify or update dimensions to match the plat, which can be found in the following link: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-10037& 6. Comment: A full floor plan shall be included for the next review. (Need to verify the number of total bedrooms in the existing dwelling) 7. Comment: It appears the new wall proposed is already built and outside the parcel boundary along the southwest corner and east property boundary. Please contact the Department of Transportation for encroachment into the southwest right-of-way at (520) 791-3154. Additionally, formal approval from the Real Estate Division for encroachment onto the City of Tucson right-of-way by the new wall will be required if it is not corrected. City of Tucson Real Estate Division can be reached at (520) 791-4181. Or relocate the wall of encroachment into City of Tucson right-of-way. 8. Comment: Clarify the location of the eastern portion of the wall as it appears to be built on the adjacent property. (A survey may need to be conducted to verify the location of the wall.) Since the wall is already built a formal notarized or certified written approval from the property owner of 6015 E 5TH ST is required and must be submitted with this plan set. (A separate wall permit/compliance permit may be required for 6015 E 5TH ST…) 9. Comment: It appears there are two accessory structures that seem to have appeared on site on the northeast portion of the property. Any detached structures of 200 square feet or greater will require review and approval. (If utilities have been installed on these accessory structures additional building permits may be required.) 10. Comment: The accessory structure on the northeast corner of the parcel appears to be encroaching on the adjacent owner’s parcel. The accessory structure must be relocated to meet setback standards per UDC 6.3.4., 6 ft or 2/3 the height of the structure from the property line. (The statement in comment 11 can be used by the adjacent property owner to grant permission for the accessory structure to be placed closer to the property line than required by code, overhang may not extend into the adjacent property.) 11. Comment: The following statement can be used. My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan.
