Remove the proposed shade structure from the lot coverage calculation as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a). 2. Per UDC 6.4.5.C.1.a, for single-family and duplex development, the minimum required front street setback is 20 feet as measured from the street property line. The proposed front street setback is 13’-6” as measured from the south lot line to the posts supporting the roof of the shade structure. Zoning acknowledges a Design Development Option (DDO) application has been submitted to reduce the front street setback.
