This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. SITE PLAN: 1. Show the location of the electric line between the service panel and garage, R106.1.1. STRUCTURAL PLANS: 1. Provide a complete plan set showing materials and fastener sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. Replace the 2x8 rafters (keynote #2) with 2x10 rafters. Upgrade the undersized 4x10 header (keynote #4). SECTIONS - DETAILS: 1. Show a complete cross-section detail of the new exterior wall (detail A/4), R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show anchor bolt size. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface (include a stem), R317.1 item 5. 2. Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. ELECTRICAL PLANS: 1. Show a single feeder or branch circuit to the accessory (detached) building, NEC 225.30. Clarify if circuit #19 is a sub-panel feeder (50 AMP) or replace with a 20 AMP rating. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.
