Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-0524-03038 – Residential Building – Tuff Shed 10 x 18 with a 10-foot height 2549 E Kleindale Rd Tucson, AZ 85716 (R-1 Zoning) Building Plan Review – 2nd Review TRANSMITTAL DATE: July 24, 2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Plan review for the above referenced shed has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct the following plot (site) plan sheet, as noted in the comments below, along with a detailed response letter indicating responses to the review comments. PLANS: 1. REVIEW #1 COMMENT #1: The submitted plan does not meet the minimum plot plan requirements for review. Refer to the sample plot plan document for information that should be on the submitted plan. Revise the Site plan sheet to include all or missing information as depicted or noted on the sample plot plan sheet. Pay close attention to: a) Missing dimensions from each structure to each property line, b) Missing dimensions from the centerline of E Kleindale Rd to curb dimension, c) Missing dimension from the curb to property line, d) Missing label for E Kleindale Rd, e) Missing zoning labels, f) Missing lot coverage calculation table, g) Missing two walls to the rear of the property and their respective labels with heights, one of which appears to be in a 5’ utility easement, h) Missing 5’ utility easement. Graphically depict this easement and label easement. REVIEW #1 COMMENT #2: All structures must meet the minimum building setback, the greater of 6’ or 2/3 the height of structure wall facing the property line. The proposed shed structure is depicted at 5’-8” from the north property line. The permit application states that the shed height is 10 feet. The submitted site plan does not indicate the location of the 10-foot height for the shed. If the 10-foot structure height faces the north property line, the required setback must be 7.11’. The shed can be relocated away from the property line to meet the 7.11’ minimum or a waiver for the proposed setback must be obtained to allow the shed to be built / placed as depicted on the plan. The following verbiage can be used for the setback waiver. The statement may be in English or Spanish and must be signed or granted by the property owner. REVIEW #1 COMMENT #2 FOLLOW-UP RESPONSE: Zoning acknowledges receipt of your Design Development Option (DDO) to be reviewed under TP-MOD-0725-000021. This process can take up to 6 weeks for review for potential approval. Zoning cannot approve this permit until the DDO Process is completed and approved. 3. COMMENT: Provide written permission from all utility purveyors to have permission to have wall built within the 5’ utility easement. If unsure as to what purveyors reside within the easement, Call “811 Before You Dig” to not only locate but to inform you as to whom to retrieve permission from. 4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.
