This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). General Notes: 1. Correct the Floor Plan, Foundation plan and Framing Plan to show the correct callouts for section details. There are 3 A-sections shown and a B-section. The B-section is the wrong section for this view. 2. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Provide appropriate upper and lower space vents when applying the reduced area calculation per exception requirements. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance and may be a single layer of air-impermeable insulation or layered with batt insulation for achieving the total required roof R-value Structural Review: 4. Provide a detail and detail callout specific to the center garage wall, between the two garage doors. Show braced wall panel compliance for (narrow) framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4. Electrical Review: 5. Show all receptacles in the garage and workshop with GFCI protection, including the receptacle for the garage door openers, E3902.2. Outdoor Lighting: 6. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show full cutoff fixtures were located with 25 feet from the property line OLC 401.3.3. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. | 06/17/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando Garcia Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0524-03029 – Residential Building – Addition/Alteration 1951 E Waverly St, Tucson, AZ 85719 Building Plan Review (1st Review) TRANSMITTAL DATE: June 17, 2024 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. 1. (Comment) The proposed garage has a one-foot setback from the property line as shown. Per UDC Section 6.4.5.C.1.b., the minimum required street setback for a garage is 20 feet. Per UDC Section 6.4.5.C.1.c.(1), this can be reduced to 18 feet with an approved Design Development Option (DDO) submittal. On the submitted site plan, a note indicates that “UDC Section 6.4.5-C.2.A (Option 2) allows garage to encroach into required setback to within 12” of property line by right”. This is incorrect. A car port’s street setback can be reduced to one foot, but only with an approved DDO. Since it is enclosed on more than two sides, the structure on the submitted site plan does not meet the definition of car port found in UDC Section 11.4.4. If the applicant desires to reduce the garage setback from 20’ to 18’, a DDO would be necessary. (Comment) Please add the new six-foot-high masonry fence/wall to the permit description. Although – as shown – this fence is not over six feet and does not require structural plans, it does still require formal zoning review and approval as part of this permit. 3. (Comment) Per the certificate of dedication in the original subdivision plat for this property, the eastern utility easement is five feet, not ten feet. (Comment) Add dimensions (including height) and setback distances for the existing storage shed in the northeast corner of the property on the next submittal. No approved zoning review was found for this shed. Although sheds under 200 sq ft do not require a full permit with structural plans, they do require zoning review. Per UDC Section 6.4.3.B.3.c, storage sheds are also counted towards lot coverage. 5. (Comment) Add dimensions for the new concrete driveway on the next submittal. Per UDC Section 6.4.3.B.b, vehicular use areas – including driveways – are counted towards lot coverage. 6. (Comment) Add dimensions for the new patio cover on the next submittal. 7. (Comment) Separately annotate the square footage for the existing residence, proposed garage, proposed workshop, existing storage shed, and proposed concrete driveway on the site plan’s project data table. Correct and update the lot coverage calculations per UDC Section 6.4.3. Existing lot coverage will include the existing residence, storage shed, and existing driveway. New lot coverage will include the proposed garage, workshop, and concrete driveway. 8. (Comment) Dimensions from centerline of street to property line are incorrect for both Waverly St and Campbell Av. Right-of-way distance from centerline of Waverly St to the southern property line is 35’.
