Comment: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.
This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.
1. Comment: The site plan should be designed to include the information as noted on the sample site plan. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please add the overlay zones applicable to the parcel including Environmental Resource Zone (ERZ) and Hillside Development Zone as a general note on the plans.
3. Comment: Please remove Entry and Patio Cover from lot calculations and update the total lot coverage.
4. Comment: Dimension the “relocated” storage shed from the North and West property lines and include the height of the shed on the North side.
5. Comment: Per 6.4.4.A, height is measured from the design grade. Please adjust the height measurement of your patio to design grade instead of finished grade.
6. Comment: Please draw and dimension the setbacks from the front of the carport near the sewer line to the East property line. Also, please draw and dimension the setbacks from the northeastern corner of the patio cover to both the North and East property lines.
7. Comment: If you do not meet the setbacks for the front portion of your patio:
a. You can apply for a DDO.
b. You can move the patio cover back to meet the required setbacks.
