Comment: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Comment: Previous comment 2 has not been addressed. Please add the overlay zones applicable to the parcel including Environmental Resource Zone (ERZ) and Hillside Development Zone as a general note on the plans.
2. Comment: Thank you for removing the entry and patio cover from your lot calculations. The updated number is incorrect based on adding up the provided numbers. Please add the correct lot coverage calculations which should include the existing shed.
3. Comment: Previous comment 6 has not been fully addressed. Please draw and dimension the setbacks from the northeastern corner of the proposed patio cover to the East property line.
4. Comment: It is acknowledged that a DDO has been requested for the reduced setback to the North property line. Zoning cannot approve the proposed porch until the site plan has been updated and the DDO is approved.
5. Comment: Additional comments may be forthcoming based on corrected plans and responses to zoning comments.
