This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file with submitting the updated construction plan set. Provide a clear and concise construction plan set. Sample drawings for a Patio Cover are similar to the Porch Sample. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. STRUCTURAL PLANS: 1. Show the location of each support footing, R106.1.1. 2. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. 3. Specify method of transferring lateral forces from the roof diaphragm to the supporting structural elements (without fascia end-grain nailing), R801.2. SECTIONS - DETAILS: 1 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1. 2 Provide structural roof sheathing and fastening, Table R602.3 (1). 3 Notate the location and size of ledger anchorage if used, R606.11. 4 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. A single-family detached residence is a permitted use in this zone (Table 4.8-2). 1. (Comment) Comparison of photos of the shade structure from code enforcement file CE-VIO0424-01397 indicate that the structure depicted on the site plan does not match in location and size. Provide an updated site plan that includes the correct location and dimensions for the shade structure. See a list of site plan requirements, and an example, at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example 2. Photos indicate that the shade structure may have been built to the lot line. If so, attached accessory structures require a Board of Adjustment variance if built to a zero-foot setback.
