This site is located in the C-2 zone (UDC 4.7.21). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4). 1. Based on aerial photographs there are several structures located along the southern property boundary that show up some time after 2010. Zoning was not able to find approved permit/compliance documents for these structures. These structures will need to be permitted prior to approval of this permit. A residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, clearly showing all structures on site along with the size, height, and perimeter yard setbacks will need to be submitted and approved.
