A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Show the correct lot dimensions on the site plan. The lot dimensions provided on the site plan correspond with Lot 47 (Pima County Tax Parcel Number 127-12-1700) and should correspond with Lot 46 of the Clara Vista subdivision plat. 2. As an ADU is not proposed for this project, remove the note on Sheet S1 indicating the ADU will comply with UDC 6.6.3.B.3. 3. Clarify whether the existing garage will be converted to a bedroom. Refer to UDC 11.4.3 for the definition of a bedroom. If a bedroom is proposed, demonstrate compliance with use-specific standard 4.9.7.B.7 by providing a floor plan of the residence. If the existing garage will remain, include any existing rear vehicular use area within the lot coverage calculation. Lot coverage shall not exceed 70% in the R-1 zone (UDC Table 6.3-2.A).
