PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Show the code reference on page #1.

The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with submitting the updated construction plan set. Indicate the sheet number that addresses each comment.

Submit a response letter, index, construction plan set and the Manual J report in three different files. The fifth file will be the truss plans when available. Provide a sheet index with the sheet title rather than a description of content as part of sheet #1 which is the property site plan (relocate information on page 18).

Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

SITE PLAN:

1. Comply with Zoning comments.
2. Replace the roof surface view with a site plan. See sample plans at the PDSD web site. https://www.tucsonaz.gov/PDSD, (Development Services) Permits, Residential Permits.
3. Show the property lines and location of buildings, utility meters and gas, water, electric and sewer lines from property line to buildings, R106.1.1. Identify the utility lines requiring relocation, upgrade or replacement.

FLOOR PLANS:

1. Show floor plans without roof lines or slopes, page 2 & 4. Clarify room notes and darken numbering.
2. Show the proposed (only new) window sizes on page 4. Replace page #4 with information on page 17. Clarify if all windows are being replaced.

STRUCTURAL PLANS (framing component location and size):

1. Provide a complete roof framing plan (framing layout not a plan of the roof) showing truss layout and header location and sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. Page #5 & 6 not needed and update page 7 showing framing layout supported by proposed bearing walls or beams (with size). Show corresponding new foundations on page #16. Show the location of proposed foundations supporting new bearing walls in addition to the concrete floor location.
2. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona or notate the requirement for deferred submittal (engineer stamped) of truss details on the roof framing plan, R106.1.

SECTIONS - DETAILS:

1. Remove the roof image after page #8.
2. Label page #9, 10 & 11 as an Elevation (north, east etc.) rather than Roof Plan or Foot Load. Show the building height above grade. Show the roof pitch size. Reference the page number containing a wall section detail rather than noting foundation construction.
3. Replace page #12, 13, 14 & 15 with one (or more if showing two proposed wall types) section detail. Show the wall detail with fastener sizes to the foundation and roof assembly.
4. Provide a complete cross-section wall detail showing the type and size of framing with connection to foundation and roof assembly. Include structure, sheathing, insulation, and pressure treated sill anchored with ½” x 10” bolts with 7” embedment, R403.1.6. Show the wall assembly supported on minimum 12” x 12” (#4 rebar) reinforced foundations with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.

PLUMBING PLAN:

1. Provide the water heater capacity from page 19 (image 2 not required) onto the Plumbing Plan page 18.

MECHANICAL PLAN:

1. Show the cooling capacity in accordance with the Manual J/S/D report, M1401.3, M1601.1.

ELECTRICAL PLAN:

1. Show a smoke alarm circuit number, R314.3.
2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. Show a second circuit along with #3 for the countertops.
3. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Previous comment 1 has not been addressed. The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. There was no site plan included with your newest submittal. Please make sure to include one with your next submittal.
2. Comment: Please include a site plan that shows the entire property. The site plan needs to include all applicable items found in the sample site plan including legal description, surrounding property zoning, and lot coverage calculations including vehicular use areas.
3. Comment: Please draw, label, and dimension the centerline of North Columbus Road to the face of curb and from face of curb to the property line.
