This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with submitting the updated construction plan set. Separate the submitted pages with construction plans and support documents in different files. Remove the last two sheets without a page number. SITE PLAN: 1. Provide a clear site plan showing building setbacks from the property lines, R106.1.1. Include the square footage of proposed building additions. Show the area of each room using exterior wall dimensions. FLOOR PLAN: 1. Show window sizes with type identified as XO or SH. A bedroom requires code compliance for egress, R310. STRUCTURAL PLANS: 1. Provide a complete plan set with roof framing showing materials and fastener sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. SECTIONS - DETAILS: 1. Provide a structure section showing existing and proposed features including a foundation, framing, sills, anchoring, sheathing and insulation, R106.1. 2. Provide a complete cross-section detail showing type and size of framing, exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1. 2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed water demand. MECHANICAL PLANS: 1. Show all proposed changes both altered existing and new proposed, R301.1. 2. Show heating/cooling facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Designate the circuit numbers with notation showing if existing (unchanged) or proposed (includes extended), E3404.12. 2. Show the Bathroom with a separate 20 AMP circuit not extended into the pantry, E3703.4 and E3901.6. 3. Show the Clothes Washer with a 20 AMP GFCI receptacle not extended into the storage room, E3902.9 & 10. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. The plot shall include: a. Clearly show the property lines on the plan with dimensions. b. Perimeter yard setbacks from the proposed addition and the conversion of the garage to the north property line. c. Provide a dimension from centerline of Coumbus Blvd. to the face of curb and from face of curb to the east property line. 2.
