Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Show the code reference on page #1.

Provide a response letter on separate file with submitting the updated construction plan set. Indicate the sheet number that addresses each comment.

SECTIONS - DETAILS:

1. Provide a wall section detail rather than an elevation view on sheet #8. See page #4 of the Addition Sample plan set found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits for a sample wall section.
2. Provide a complete cross-section wall detail showing the type and size of framing with connection to foundation and roof assembly. Include structure, sheathing, insulation, and pressure treated sill anchored with ½” x 10” bolts with 7” embedment, R403.1.6. Show the wall assembly supported on minimum 12” x 12” (#4 rebar) reinforced foundations with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.
3. Show the hurricane tie straps as H2.5 fasteners, R802.11 amended.
4. Clarify sheet #9 showing the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 if insulation is placed at the ceiling. Or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5 if insulation is placed at the roof.

ELECTRICAL PLAN:

1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to sheet #15.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Previous comment 1a not addressed correctly. The dimensions provided on the site plan does not match the final plat found at https://maps-and-records.tucsonaz.gov/subdivisions/details/1056. Please update the site plan with the correct property dimensions.

Please draw, label, and dimension the half right of way from centerline to the face of curb and from the face of curb to the property line along N. Columbus Blvd. The dimension from centerline to face of curb is 22’ and 18’ from face of curb to property line.
4. Comment: Previous comment 1c not addressed correctly. Please verify the scale is correct as the measurements are not correct when using the provided scale of 3/32” = 1’.

6. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the existing front porch from your lot coverage calculations and update the calculations.
7. Comment: Please show the utility easement in the correct location on the site plan. The provided site plan is missing the West easement correctly dimensioned in the rear yard.
8. Comment: Please draw, dimension, and label the existing shed referenced in your lot coverage calculations on the site plan.
9. Comment: Previous comment 1f not addressed correctly. Please provide the legal description on the site plan. Currently, it is listed on another sheet.
