This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Previous comment 2 not addressed correctly. The dimensions provided on the site plan does not match the final plat found at https://maps-and-records.tucsonaz.gov/subdivisions/details/1056. Please update the site plan with the correct property dimensions.
3. Comment: Previous comment 3 not addressed correctly. Please draw, label, and dimension the half right of way from centerline to the face of curb and from the face of curb to the property line along N. Columbus Blvd. The dimension from centerline to face of curb is 22’ and 18’ from face of curb to property line.
4. Comment: Previous comment 5 not addressed correctly. Please provide the lot coverage calculations on the site plan. Please reference the sample site plan if necessary for site plan requirements. The lot coverage calculations were not included on the site plan or anywhere in the submitted documents.
5. Comment: Previous comment 9 not addressed correctly. Please provide the legal description on the site plan.
6. Comment: The scale provided is not correct. When using the provided scale to measure, it does not match the dimensions provided. Please provide a scale that is applicable to the plans provided.
7. Comment: With the proposed addition, the number of bedrooms will increase to 5. Per UDC 4.9.7.B.7, an additional parking space will be required. Please update your site plan to include this parking spot. All parking spaces must be located onsite, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. Also, please update the vehicular use area and total lot coverage to include these updated calculations. A bedroom is defined as:
a. Any room that is designated as a bedroom;
b. Any enclosed room that has a minimum area of 60 sf and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name except for a living room, dining room, kitchen, and bathrooms; and
c. Any room designated as a bedroom for the purpose of any other code requirement.
