This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with submitting the updated construction plan set. Indicate the sheet number that addresses each comment. Submit a response letter, construction plan set and the Manual J report in three different files. A fourth file will be the truss plans when available. Provide a sheet index on the first sheet of the construction plan set. Provide a clear and concise construction plan set. Provide a complete roof framing plan showing truss layout and header location and sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. 2. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. SECTIONS - DETAILS: 1. Provide a complete cross-section detail showing type and size of framing for each type of proposed wall with connection to foundation and roof assembly. Include structure, sheathing, insulation, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. PLUMBING PLANS: 1. Provide the water heater capacity, P2801.1. MECHANICAL PLANS: 1. Show the cooling capacity in accordance with the Manual J/S/D report, M1401.3, M1601.1. ELECTRICAL PLANS: 1. Designate the circuit number at each proposed receptacle, light and smoke detector outlet, E3404.12. 2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. 3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 4. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. 5. Show the dishwasher/disposal with 20A breaker, E3703.7. 6. Show the water heater circuit size for serving the appliance capacity, E3702.11. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. a. This comment was not addressed correctly. Review the Brentwood final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1056, lot 15 and provide the correct dimensions. Clearly show the property lines on the plan with dimensions. b. This comment was not addressed correctly. Per Construction Plan I-579D found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-579D, the distance from centerline to face of curb is 22’ and from face of curb to the east property line is 18’Provide a dimension from centerline of Coumbus Blvd. to the face of curb and from face of curb to the east property line. c. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. The plot plan shows a scale of 1” = 10’ but the plan is not drawn to that scale. If this plot plan is drawn to a 1” =10’ scale the east/west property line would require a 12’6” lone sheet of paper just to fit the property one. d. Provide a lot coverage calculation on the plot plan. e. Per the Brentwood final plat mentioned above there is a 5’ utility easement that runs along the north and west property line. Show the easements on the plan and provide the recordation information. f. Provide the legal description “BRENTWOOD LOT 15 BLK D” on the plot plan. g. Provide the zoning of the property and all adjacent properties on the plot plan. h. Provide the owners name on the plot plan. i. It does not appear that the house is shown correctly on the parcel. The 5’ utility easement mentioned above would not allow any building to be located within the easement. At a minimum the garage is 5’ south of the north property line. 2. This comment was not addressed. Provide fully dimensioned building elevations so that perimeter yard setbacks can be determined. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. 3.
