Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence is a permitted use in this zone (Table 4.8-2).

1. Based on aerial photos there are accessory structures on the site, i.e. RV shade structure, storage containers etc. Show all structures on site on the plot plan and include the size, height and provide perimeter yard setback dimensions. If applicable include them in the lot coverage. Zoning was not able to find approved permit or compliance review documents for these structures. Either provide approved documents or include them in this permit. If the structures are over 200 sq. ft in size building permits are required, if under 200 sq. ft. compliance is required.

2. The property dimensions are not correct. Review the Pima County Assessor’s record map found at: https://www.asr.pima.gov/ParcelData/Map/Arm/T14S/M1413214.PDF, and provide the correct property dimensions.

3. The zoning listed in the center of the parcel is not correct.

4. The building setbacks listed under “CODE REVIEW” are not correct. Per UDC Article 6.4.5.C.1.a the front street perimeter yard setback is 20’-0”. Per UDC Table 6.3-2.A the north and east perimeter yard setbacks the greater of 6’-0” or 2/3 (H) height of the exterior wall.

5. Based on the layout shown on the floor plan, i.e. double bowl sink & refrigerator, the plan is considered a dwelling unit and impact fees will apply. To qualify as a sleeping quarters the sink needs to be a single bowl bar type sink and the refrigerator needs to be an undercounter fridg.
