This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Update the code entries on sheet #1 and #3. Provide a response letter on separate file with submitting the updated construction plan set. Clarify the Gray Water note on sheet #3 and Optional Compliance note on #4. SECTIONS - DETAILS: 1. Individual dwelling units require separation with a 1-hour fire-resistance rated assembly without openings, R302.3. Show this fire barrier extends to the roof underside. 2. Clarify interior braced wall panels require anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6, Remove the 3/16” power pin note from section B on sheet 7. 3. Clarify the air path for attic venting at the eave blocking at section C on sheet 7. Also, show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area when including eave venting, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate water meter size. Provide the owners name on the plot plan. 3. The setback dimensions near the northeast corner of the parcel are not readable. 4. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Based on the 11’-8 ½” dimension provided on the south elevations the required perimeter yard setback from the duplex to the north property line is 7’-10”, proposed is not clear. If the north perimeter yard setback is less than 7’-10” a Design Development Option (DDO) must be submitted and approved to reduce the required setback.
