COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence with an accessory dwelling unit (ADU)is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. It does not appear that the southern property line is shown correctly. Based on Paving Plan I-550 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-550, the property line is 7’-0” from face of curb, where pavement meets the concreate curb the entire length of the property.

2. Provide a setback dimension from the post supporting the proposed carport to the southern property line. Per UDC Article 6.4.5.C.1.b the minimum setback from the carport to the street property line is 20’0”. If the proposed carport does not meet the required 20’0” a Design Development Option (DDO) must be submitted and approved to reduce the required setback.
