This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. This comment was not addressed. The street frontage listed, “GREATER OF 20’-0” OR 1-1/2 HEIGHT” is not correct. Review UDC Article 6.4.5.C.1.a, and correct the front street perimeter yard setback. 2. This comment was not addressed. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall, top of parapet, UDC Article 6.4.5.B & Figure 6.4.5-A. As wall height dimensions to the top of parapet, where the parapet steps down Zoning has used the dimension of 23’-8” that was provided to the top of parapet at its highest point to determine required perimeter yard setbacks. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1 Based on a wall height of 24’-0” the required interior perimeter yard setback from the proposed 2-story addition to the north, east and west property line is 16’-0”, proposed setback to the north property line is 13’-8”, east property line is 7’-4”, west property line is 8’-9”. 2 Based on a wall height of 13’-2” the required perimeter yard setback from the north wall of the proposed 1-story garage addition to the north property line is 8’-9”, propose setback from the 1-story garage addition is 4’-2”.
