1. Per tentative plat S04-102, the maximum permitted site coverage of the Allen Road Townhomes is 50%. Demonstrate that the proposal does not exceed the above site coverage requirement.

2. Per tentative plat S04-102, the minimum required site boundary setback is 10’-0” or ¾ the height of the exterior building wall, whichever is greater, measured from the site boundary location.

Based on a wall height under 10’-0”, the required setback is 10’-0” as measured from the site boundary (5’-0” as measured from the north lot line). The proposed setback is 8’-0” as measured from the site boundary (3’-0” as measured from the north lot line).

Zoning acknowledges an application for a Design Development Option (DDO) has been submitted to reduce the above setback. Zoning cannot approve TC-RES-0524-02849 until the DDO has been completed. 3. A shade sail, attached to the existing residence, appears in aerial photography in 2021. A building permit was not obtained for the shade sail. The shade sail also appears to encroach within the abutting common area and requires a letter of approval from the Riverwalk Commons Homeowners’ Association.

If the shade sail is to remain, show its location on the site plan with the applicable building height and setbacks. A DDO or Board of Adjustment variance may also be required to allow the shade sail to remain as constructed.
