A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The property dimensions are not correct. Per the Sunshine Vista final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=08038, the north/south dimension should be 80’ and the east/west should be 130’. 2. Per the Sunshine Vista final plat three is a 5’-0” utility easement that runs along the west property line. Show this easement on the plan and either demonstrate that the proposed fence does not encroach into the easement or provide written permission from all utilities having rights to the easement allowing the encroachment. 3. Provide a dimension from the centerline of Richey Blvd to the face of curb, where pavement meets the concrete curb and from face of curb to the east property line. The dimensions from centerline to curb should be 15’ and from face of curb to the east property line is 15’, see paving plan 1-670A found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-670A.
