Comment: Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Provide a dimension from the centerline of both streets to the face of curb and from face of curb to the property line. Per Constructure Plan I-687B found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-687B, the distance from centerline of Hayne Pl & Birch A. to the face of curb is 16’ and from face of curb to property line is 9.

2. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation and per UDC Article 6.4.3.B.3.b Vehicular use areas, driveways measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.

3. Clarify what street the carport will be accessed from. Additional comments my be forthcoming.

4. Per the Glen Heather Estates final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=12033, the required front street perimeter yard setback is 30’-0”, proposed front street perimeter yard setback is 10’-0”. A Board of Adjustment for Variance is required to reduce the platted setback.

5. Per UDC Article 6.4.5.C.1.b the required side street perimeter yard setback is 10’-0”, proposed side street perimeter yard setback is 6’-0”. The reduced side street setback and be included in the Board of Adjustment.
