This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2018 International Building Code (IBC), 2017 National Electrical Code (NEC). Electrical Review: 1. Clarify the electrical scope of work. 2. Overcurrent protection shall not exceed 15 amperes for 14 AWG, 20 amperes for 12 AW. 3. Bathroom Circuit #9 has an undersized conductor, as required by IRC E3705.5.3, NEC 240.4(D)(small conductors). 4. Kitchen Circuit #12 has an undersized conductor, as required by IRC E3705.5.3, NEC 240.4(D)(small conductors). 5. Show locations of each smoke alarm per IRC 314 and NFPA 72. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup. IRC 314 and NFPA 72. 6. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. This may require a floor mounted receptacle outlet within 18” of the window wall, R3901.2.3. 7. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart. 8. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6. >>> Only one kitchen countertop circuit is shown. A minimum of 2 dedicated circuits are required. 9. Verify the 15A microwave circuit #13 complies with IRC E3702.3. Plumbing Review: 10. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’). >>> No vent is shown for two bathroom sinks and one bathroom tub.
