COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. This comment was not addressed. Based on the size of the structures building permits are required. Based on the submitted plans there have been several structures added to this site along the north property line, container w/shade, shed & shade. Zoning was not able to find approved permit/compliance documents for these structures. Either, provide approved documentation or permitting is required.

2. This comment was not fully addressed. The items listed below need to be provided on the plot plan. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.
a. Provide a lot coverage calculation on the plot plan.
b. Provide the legal description “WLY PTN S145' E1075' SE4 SE4 .93 AC SEC 22-14-13” on the plot plan.
c. Provide the zoning of the property and all adjacent properties on the plot plan.
d. Provide setback dimensions from the structures mentioned in comment 1 to all adjacent property lines. Perimeter yard setbacks are based on the greater of 6’-0” or 2/3 the height of the exterior wall as measured from design grade to the highest point of the wall, UDC Article 6.4.5.B & Figure 6.4.5-A.
e. Provide the height of the structures mentioned in comment 1. Per UDC Article 6.4.4.A Measurement of Building Height: Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows.
