This letter reflects comments to be addressed. Facilitate a shorter back check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a response letter on separate file with submitting the updated construction plan set. SITE PLAN: 1. Show the utility lines requiring upgrade or replacement, R106.1.1. Show the mast height providing 8 foot clearance above the roof or update to underground service, E3604.2.1. Check with TEP customer service for service line options. https://www.tep.com/electric-service-requirements PLANS: 1. A carport must be completely open on at least two sides, R309.2. Show the proposed structure as a garage. 2. Indicate the direction of slope for the garage slab, R309.1. 3. Show a ½” gypsum board (garage side) on all walls common to the garage and dwelling or other fire rated product in compliance with R302.6. 4. Enclose the window between the dwelling and garage, R302.5.1. 5. Provide a Roof Framing Plan showing the location and size of beams or headers for supporting live and dead structural loads, R804. Non-loading bearing walls also require a header for supporting structure loads above the opening. SECTIONS - DETAILS: 1 The floor requires a slope for water runoff, R309.1, therefore the framed wall requires a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5). Show the stem at detail #9 for the required wall clearance above the driveway. 2 Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. A non-compliant design requires an engineer’s sealed plan set for performance compliance consideration, R301.1.3. 3 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. ELECTRICAL PLANS: 1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. A receptacle is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Additional receptacles are optional. (Comment) Per UDC Section 11.4.4, a carport is defined as a structure “that does not have walls on two or more sides”. According to the submitted plans, the new structure one has one open side. As such, it is recognized as a garage. Please use the label “garage” on resubmitted plans. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Updated site plan with “carport” labels corrected to “garage”.
