Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with submitting the updated construction plan set.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail showing the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

This site is located in the R-1 zone (UDC 4.7.8).

1. (Comment) The site plan incorrectly indicates property lines dimensions.

Please reference the Heatherbrae Subdivision Plat from June 1, 1972 for correct property dimensions and correct on the site plan. The plat can be accessed at: https://gis.pima.gov/maps/subdiv/select.cfm?bkpg=23024&seqnum=

According to the plat, the western property line is 80.18’, not 80’. The eastern property line is 77.54’, not 80’.

2. (Comment) A storage shed appears in overhead imagery from 2022 along the northern property line. If still present, please depict the structure on the site plan, along with its dimensions and its setbacks to the adjoining property line.

3. (Comment) Exterior elevations were not provided. Provide exterior elevations of the porch enclosure that are fully dimensioned and labeled, indicating finished floor elevations, wall and roof heights, and existing and proposed grades.

Please confirm wall height of newly enclosed area. Per Unified Development Code Table 6.3-2.A, setback to the property line in an R-1 zone is either 6 feet or 2/3 of the building wall height, whichever is greater.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Updated site plan and building elevations as indicated in comments 1-3. Please also provide a comment response letter indicating response to each of the comments above.
