This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with submitting the updated construction plan set. Consider using a design professional if unfamiliar with construction documentation. Clarify the description of the permit. The construction plan set should show all proposed additions, repairs and alterations to the building and utilities which are proposed and constructed without a permit. Construction documents shall be of sufficient clarity to indicate the location, nature and extent of the work proposed. The rooms adjacent to the residence shown on the site plan have dimensions inconsistent with the plans. Provide a construction plan set with a page number on each sheet of the plan set. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: Identify the size and location of each room requiring a permit, R106.1.1. FLOOR PLAN: Provide a floor plan for each room requiring a permit. Show each proposed room with labeled function and dimensions consistent with the site plan. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with a door or window openings leading into the proposed space. A bedroom requires code compliance for egress with a door or window opening of 5 SF to the exterior, R310. SECTIONS - DETAILS: 1. Provide a structure section showing existing and proposed features including a foundation, framing, sills, anchoring, sheathing and insulation, R106.1. 2. Provide a complete cross-section detail showing type and size of framing, exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts with continuous 12” wide by 12” deep reinforced foundation. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Show any proposed construction if the bathroom requires a permit, R301.1. MECHANICAL PLANS: 2. Show any proposed units or systems, R301.1. 3. Show heating/cooling facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 4. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.
