Building Plan Review (1st Review)

TRANSMITTAL DATE: May 21, 2024

This site is located in the R-1 zone (UDC 4.7.8).

1. (Comment) Plans demonstrate a 3’ setback from the east property line to the new carport addition. Per UDC Table 6.3-2.A, setbacks from adjoining residential properties are a minimum of 6’ or 2/3 of building wall height, whichever is greater.

2. (Comment) Per UDC 6.4.5-C.1.b, setbacks from the building to the street are a minimum of 20’ from street property line; current plans show a setback of 17’ 9”.

3. (Comment) A Design Development Option (DDO) must be applied for and approved in order to reduce the setbacks as proposed before this permit can be approved by Zoning.

A DDO application can be found at https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo_for_setback_and_height_udc.pdf. If you have questions about the DDO application or process please contact Mark Castro at mark.castro@tucsonaz.gov. Approval for the permit will not occur until, when and if, the DDO is first approved.

4. (Comment) The phrase “back porch” is incorrectly included at the top of the site plan where the street is. Please ensure this label is removed on next submittal.

SUBMITTAL OF THE FOLLOWING IS REQUIRED: DDO application along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

If you have any questions about this transmittal, please contact Fernando L. Garcia at fernando.garcia2@tucsonaz.gov.
