Building Plan Review (2nd Review)

TRANSMITTAL DATE: October 15, 2024

This site is located in the R-1 zone (UDC 4.7.8).

1. (Comment) Plans demonstrate a 3’ setback from the east property line to the new carport addition. Per UDC Table 6.3-2.A, setbacks from adjoining residential properties are a minimum of 6’ or 2/3 of building wall height, whichever is greater.

Elevations do not show height for the carport addition. On next submittal, clearly indicate heights for the structure on the east and north sides in accordance with UDC 6.4.4.B.1., measured from design grade.

2. (Comment) Per UDC 6.4.5-C.1.b, setbacks from the building to the street are a minimum of 20’ from street property line; current plans show a setback of 17’ 9”.

3. (Comment) Final Site Zoning approval will not be provided until the submitted Design Development Option (DDO) is processed.

4. (Comment) Proposed shed will require separate permit submission.

SUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans with a detailed response letter, which states how all Site Zoning Review Section comments were addressed.

If you have any questions about this transmittal, please contact Fernando L. Garcia at fernando.garcia2@tucsonaz.gov.
10/09/2024 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted Design Development Option (DDO) application is incomplete. On the "Project Description and Applicant's DDO Request Page," indicate the reasons why a DDO is needed, as well as provide specific properties with reduced front street and/or side perimeter yard setbacks. Aerial and Google Street View imagery do not seem to show many reduced setbacks within the immediate neighborhood.

Contact me at Wyatt.Berger@tucsonaz.gov or at 520-837-4951 if you have questions about the DDO process.
