A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: Please add the lot coverage calculations as noted on the sample site plan. 3. Comment: Please draw, label, and dimension the vehicular use areas on the site plan to include the existing driveway. 4. Comment: According to aerial imagery, a metal fence is located on the Southwest corner of the property. Please draw and label this metal fence on the site plan. 5. Comment: We acknowledge that there is a detached shed on the Northeast corner of the property. Please verify if utilities have been provided to this structure. I couldn’t verify a zoning compliance review was conducted for the shed. 6. Comment: Please provide documentation for the front porch. Upon analyzing aerial imagery of the property, a porch appears to be constructed between 2019 and 2020 however I am unable to find a permit or documentation approving the porch.
