This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. This comment was not fully addressed. As the structures do not meet the minimum perimeter yard setback of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A), greater of the two, at a minimum a neighbor’s setback waive must be provided, (UDC Article 6.6.2.D). If the structures are to be or have been removed from the site show them on the plan as to be demoed. Based on aerial photographs there are shed type structures along the north property line that show up some time after 2006 with on being expanded sometime after 2012. Zoning was not able to find approved permit/compliance review documents for these structures. Either provide approved documentation or include them in this permit. A r residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, will need to be provided showing all structures on site.

The following statement shall be provided and signed by the property owners of, 2316 N. Chrysler Dr., 2315 & 2317 N. Dodge Bl. and 2309 N. Dodge BL A separate waive is required for each adjacent property and the waive shall be on the plot plan. If needed to secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
