TRANSMITTAL DATE: June 17, 2024

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. This comment was not fully addressed. Based on the aerial photos there are a total of 3 structures, the one now shown on the plan and one to the east and one to the west. Show all structures that are on site along with the heights and perimeter yard setback dimensions. If the structures do not meet the minimum perimeter yard setback of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A), greater of the two, at a minimum a neighbor’s setback waive must be provided, (UDC Article 6.6.2.D). If the structures are to be or have been removed from the site show them on the plan as to be demoed. Based on aerial photographs there are shed type structures along the north property line that show up some time after 2006 with on being expanded sometime after 2012. Zoning was not able to find approved permit/compliance review documents for these structures. Either provide approved documentation or include them in this permit. A r residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, will need to be provided showing all structures on site.

2. The provided plot plan does not meet the requirements found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. Provide a lot coverage.
b. Shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’.
c. Provide the owners name.
d. Provide the legal description.
e. Show all utility lines.
f. Provide the zoning of the property and all adjacent properties.
g. Provide a dimension from centerline of Chrysler Dr to the west property line and provided a dimension from face of curb to the west property line.

3. You show a sidewalk along the street frontage but based on aerial photographs there are no sidewalks within the right-of-way.

If needed to secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
