Code reference, 2018 International Residential Code (IRC).

1. Replacing the roof sheathing requires a roof framing plan showing compliance with structural and insulation requirements. Provide a roof framing plan showing extent of roof sheathing replacement.
2. Provide a complete roof framing plan with truss, beams and rafters sized with appropriate prescriptive load carrying capacity, R301.1. Notate and specify a complete roofing system: Roof sheathing, size (1/2” OSB) and method of installation (moisture barrier, flashing, etc.), R803.2, R905.
3. Show or notate required nailing per R803.2.3.
4. Show a roof ventilation plan with a minimum of 1” air space between the insulation and roof sheathing, R806. And show attic vent openings effectively sized for the attic area per R806.2. Or in the case of a non-vented roof assembly, provide condensation control with an air-impermeable rigid insulation material tight to the roof sheathing with a minimum R-5 value, R806.5. The total R-38 insulation value may be achieved with foam (spray/board) and batt layers.
