This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2018 International Swimming Pool and Spa Code (ISPSC), Arizona Revised Statutes (ARS), 2017 National Electrical Code (NEC). SITE PLAN: 1. Indicate the location and size of buildings, utility meters and lines supporting the alterations, IRC R106.1.1. Show the utility lines requiring upgrade or replacement. Show all utility lines (electric, water, gas, sewer) from meters to pool equipment or pool. 2. Notate burial depth, tracer lines and type of material used for all utility lines to the pool equipment. 3. Show compliance with the pool enclosure barrier requirement by including a continuous 5-foot barrier, as measured from the outside of the barrier, around the pool, ARS 36-1681. And a UL2017 pool alarm system for doors and windows opening to the pool, 2018 ISPSC 305.4.1. Verify that the barrier on the site plan noted as 5 foot retaining wall meets this requirement. Gas Plan: 4. Show the gas line on the site plan, showing the connection from the meter to the heater. Include pipe size, type and length. IRC G2413.4.1, IRC Table G2413.4(1) (Metallic Pipe), (IRC Table G2413.4(7) Polyethylene Plastic Pipe). 5. Minimum burial depth, 12” for metallic pipe, 18” for non-metallic pipe, IRC G2415.12. 6. Yellow tracer wire required for non-metallic pipe, IRC G2415.17.3. ELECTRICAL PLANS: 7. Use Table IRC E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. 8. Use Table IRC E3705.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3705.4.1. 9. Bond the perimeter surface and reinforcing steel as required by ISPSC 302.1 and NEC 680.26(B)(2). 10. Show receptacles located a minimum 6 and within 20 feet from the water edge with GFCI protection, IRC E4203. 11. Please clarify and show the approved retaining walls from the grading permit DP21-0290. A new separate structural wall permit for new proposed retaining wall may be required. 2. Show on the plans the limits of disturbance from the grading permit DP21-0290 and any proposed cut/fill quantities associated with any new retaining walls.
