TRANSMITTAL DATE: July 26, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Until the submitted DDO request is approved, zoning cannot approve TC-RES-0523-05525. Based on a wall height of 10'-0". the required setback as measured from the north lot line is 6’-8”; proposed setback is 6’-0”. If the DDO is approved, upload a copy of the decision letter to your resubmittal.

2. This comment was not entirely addressed. Three total motor vehicle parking spaces are required for the existing single-family residence and for the proposed ADU. The required motor vehicle parking space for the ADU may be shown as on-street parking or may be waived if the site is within ¼ mile walking distance of a transit stop or an enhanced Bike Boulevard Master Plan (UDC 6.6.3.B.2). Clarify whether this section of the code will be utilized or not. As parking is shown in the rear of the lot, notate the location of ingress and egress to the site and ensure the entire vehicular use area is shown on the site plan with an updated lot coverage calculation.
