This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). General Comments: 1. Indicate the direction of slope for the garage slab, R309.1. 2. Clarify the opening on Elevation View 2. Is this a window? Or is it an opening to the wall framing? 3. Provide a roof covering and underlayment rated for the given slope. Notate all roof slopes appropriate with selected material, R901.1. Minimum allowable slope for Built-up roof is ¼” per foot, R905.9.1. Minimum allowable slope for roll roofing is 1” per foot, R905.5.2. 4. Show compliance with termite treatment, R318.1. Structural Review: 5. Roof framing spans exceeding 20 feet require a registered engineer design, ARS 32-144.A.4. For the span distance of 20’4” of the 6x14 beam, notate wood type and grade and provide an engineer’s sealed plan set for the beam, R301.1.3. This beam is undersized for the given loads and span. 6. Locate and specify all anchor-bolt spacing on the foundation plan for the Sill Plate. Minimum ½” diameter with (anchor bolt length for assuring) 7” embedment into concrete or masonry, R403.1.6. 7. Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. 8. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 9. Provide a Beam detail showing the beam’s attachment from the top plate to the foundation, including all hardware. Show complete framing detail for supporting the beam to the foundation. R301.1. 10. Provide a Header Schedule and details for the door and window openings. ELECTRICAL PLANS: 11. Show the underground electrical service conductor’s depth and conduit size/type, in compliance with E3803. 12. Show any electrical devices. And provide a complete electrical plan for any electrical, including lights, receptacles, garage door openers, breakers, subpanel. A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Combine all construction drawings into a single PDF. 2. Indicate the scale of the plan (i.e., 1” = 10’). 3. Perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior wall (see UDC 6.4.5.B and Figure 6.4.5-A). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the exterior building wall, whichever is greater, measured from the interior lot lines. As elevations measured from the design grade elevation were not provided, Zoning has added an additional 0’-4” to the dimensions based on Section A-A. Based on a wall height of 10’-4”, the required side perimeter yard setback is 6’-11”. The proposed side perimeter yard setback is 4’-2” as measured from the east lot line. Based on a wall height of 10’-4”, the required rear perimeter yard setback is 6’-11”. The proposed rear perimeter yard setback is 4’-6” as measured from the north lot line. The side and rear perimeter yard setback requirements may be reduced with signed neighbor setback waivers in accordance with UDC 6.6.2.D. The waivers shall be signed by the owners of 5317 East 7th Street, 5310 East Holmes Street, and 5318 East Holmes Street. All waivers shall be pasted directly onto the site plan and shall include the following language: My name is ________ and I am the owner of property located at ________. I have reviewed the site plan and have no objection to the structure being located __ feet from the property line as depicted on the site plan. Signature: ________ Date: ________ If all required waivers cannot be obtained, a Design Development Option (DDO) must be approved to reduce the side and rear perimeter yard setbacks.
