This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). Addressing comments: 1. Verify that the unit number matches that in Pima County addressing. Pima County addressing appears to show this structure as UNIT 1, Not UNIT 2. Electrical Plans: 1. Show two(minimum) or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6. This will require a 2nd circuit receptacle on the existing counter space. 2. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart. The space between the range and sink may require a receptacle if 12” or wider. 3. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. both the existing living room and bedroom will require additional receptacles. Lincoln St. – R-2 Correct Electrical Violation (1st Review) TRANSMITTAL DATE: June 8, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The lot coverage calculation is not correct and should include both dwellings on site. Also, lot coverage does not include porch type structures open on at least one side, see UDC Article 6.4.3.C.1.a. 2. The existing shade structure shown on the plans shows up on aerial photos sometime after 2020 and zoning was not able to find approved permit documents for this structure. Provide approved permit documents with the next submittal or include the structure in this permit. 3. Provide the height of the shade structure on the plan. 4. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Based on the dimensions shown on the plan this shade structure exceeds the allowed 50% of the GFA of both dwellings on site. Provide a calculation that demonstrates the percentage of accessory structure on site. If the 50% GFA is exceeded a Board of adjustment for Variance will need to be submitted and approved prior to approval of this plan. 5. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. For structures like the shade structure this measurement is from design grade to where the beam supporting the roof meets the roof. Once the correct wall height dimension is provided Zoning can determine the required perimeter yard setbacks to the east property line. Based on dimension provided on the plan the shade structure does not meet the minimum six (6) feet, or two-thirds (2/3) the height, greater of the two, perimeter yard setback. At a minimum a neighbor’s setback waive is required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
