Site Plan:
1. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement.
2. Show TEP electrical service line with 8’ clearance above the pergola roof, this clearance shall extend a minimum of 3’ from the edge of the proposed pergola roof, E3604.2.1.

Structural:
1. Provide plans with wind and structural load calculations sealed by an Arizona engineer for the pre-designed assembly, IRC R106.1. Sealed plans are usually available from the manufacturer for pre-designed assemblies. Highlight the design details and criteria used in this structure’s assembly.
2. Attachment of the new structure to the facia (facia is not a structural element) requires a design sealed by an Arizona engineer for dead and live load verification, IRC R106.1.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.

1. The property dimensions are not correct. Review final plat Alta Vista Addition found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/692 and provide the correct dimensions.

2. Provide the zoning of this parcel and all adjacent parcels.

3. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Lot coverage includes all vehicle use areas, whether improved or unimproved, see UDC Article 6.4.3.B.3.b. This includes anywhere you are parking vehicles on site and the access to those parking areas. Also, lot coverage does not include porch type structures open on at least one side, see UDC Article 6.4.3.C.1.a.

4. Provide the legal description “ALTA VISTA LOT 17 BLK 8” on the plot plan.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

Based on a distance less than 9’-0” from design grade to a point where the roof meets the supporting beams, the required perimeter yard setback to the west property line is 6’-0”, proposed setback is 3’-2”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

Ensure all Zoning comments are addressed when submitting a DDO application.
