General Comments:
1. Structures built without a permit may require alteration for building code compliance.

3. The extension of the carport and addition of a new porch(per T22DV05092) will require the submission of a complete plan set, including but not limited to, Site Plan, Foundation/Footing Plan, Framing Plan, Roof Framing Plan, Elevation/Details Plans, Electrical Plan, R106.1.1. 4. The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Site Plan: >> These comments were not addressed. Provide complete plans that show the wall and its location relative to the carport. The plans need to show the fire rated material being used and how compliance is being met. The property wall is not part of the structure and would not necessarily qualify as the fire rated wall.
1. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. Show a 1-hr fire rated wall in updated plans or move the structure out of the 3-foot fire separation distance from the neighboring property line. >>> Fire rated wall assembly must be from the foundation to the underside of the roof sheathing with no openings.
2. Fire rated wall assembly, from floor to bottom of roof sheathing, without openings (windows/doors/vents etc.) or penetrations, R302.4.
3. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. Remove any roof projections closer than 24” from the property line or provide a 1hr fire rated wall from ground to roof.


Cross section/details: >>> These comments were not addressed on the provided plans. Plans must show all details as listed below. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/porch_sample.pdf for example plan sets.

1. Provide a complete cross-section detail from foundation to roof assembly for each type of proposed exterior wall, R106.1.1.
2. Show exterior wood, sheathing, wall framing with a 6” clearance above the ground, R317.1 item 5. Untreated posts require 6” clearance above the ground or a metal base with 1” clearance above concreate .
3. Completely detail all connections from post base to the foundation to post to beam, beam to rafters, roof sheathing, roof attachment to existing walls and structures, R301.1. Detail all hardware used, post base and caps, rafter ties, nails, lags, etc.
4. Show rafter (truss) to wall/beam connections using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Site zoning is unable to conduct a full review because a complete site plan was not included with the submittal. The site plan should be designed to include all of the information as noted on the sample site plan.
