This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). General Comments: 1. Structures built without a permit may require alteration for building code compliance. 2. The extension of the carport and addition of a new porch(per T22DV05092) will require the submission of a complete plan set, including but not limited to, Site Plan, Foundation/Footing Plan, Framing Plan, Roof Framing Plan, Elevation/Details Plans, Electrical Plan, R106.1.1. The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Site Plan: 1. Provide a complete Site plan: Indicate the location and size of buildings, utility meters and lines supporting the alterations including pool barrier, R106.1.1. Show the utility lines requiring upgrade or replacement. 2. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. Show a 1-hr fire rated wall in updated plans or move the structure out of the 3-foot fire separation distance from the neighboring property line. 3. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. Remove any roof projections closer than 24” from the property line or provide a 1hr fire rated wall from ground to roof. Framing/Roof Plan: 1. Provide complete roof framing plan. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, R801.1, R301.1. Cross section/details: 1. Provide a complete cross-section detail from foundation to roof assembly for each type of proposed exterior wall, R106.1.1. 2. Show exterior wood, sheathing, wall framing with a 6” clearance above the ground, R317.1 item 5. Untreated posts require 6” clearance above the ground or a metal base with 1” clearance above concreate . 3. Completely detail all connections from post base to the foundation to post to beam, beam to rafters, roof sheathing, roof attachment to existing walls and structures, R301.1. Detail all hardware used, post base and caps, rafter ties, nails, lags, etc. 4. Show rafter (truss) to wall/beam connections using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). Elevation Views: 1. Provide complete drawings of all elevations, R301.1. Show all height, width, etc, measurements. 2. Indicate all materials used; stucco, concrete block, glass block, roofing system, siding, veneer, etc., R301.1. Foundation Plan: 1. Show a cross-section detail for the new exterior supports, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface with 12” minimum width for wood framed walls with minimum of one #4 rebar in the proposed footing, R403.1. Electrical Plan: 1.
