Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.

General Comments:
1. Description of work states “masonry cracks, wood framing, roof, electrical, cooling, windows, ceilings, bath, plumbing, flooring, pool fenc, room demolition”, which will require the submission of a complete plan set, including but not limited to, Site Plan, complete Floorplan, Framing Plan, Roof Framing Plan, Plumbing Plan, Electrical Plan, Mechanical Plan, R106.1.1. 2. The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Site Plan:
1. Provide a complete Site plan: Indicate the location and size of buildings, utility meters and lines supporting the alterations including pool barrier, R106.1.1. Show the utility lines requiring upgrade or replacement.

Demo comments:
1. Resubmit with a completed Demolition Confirmation Statement.

Floorplan:
3. Floorplan should include a view of existing state of the structure with clear notes calling out where work/demo will be necessary, also include a second floorplan showing the proposed completed state of the structure, R106.1.1. Label all rooms, notate the type and size of all windows and doors, show all bathroom/kitchen fixtures and counters. Provide measurements and sizes of all rooms.

Framing/Roof Plan:
4. Provide complete roof. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, R301.1.
5. Provide a framing plan showing where framing changes are being made. Show size, spacing and height of all wall framing to be done, R301.1.
6. Detail all masonry work to be done showing methods used for repair.

Plumbing Plan:
7. Notate and specify all piping materials, P2608. Include existing building sewer pipe.
8. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule, P2903.6. Show the meter size and pipe diameter between the meter and shut off valve in compliance with, P2903.7.
9. Detail all work to be done. See https://www.tucsonaz.gov/files/pdsd/pdfs/Addition_Sample.pdf page 9 of 10 for example plumbing plan required.

Electrical Plan:
10. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms must be brough into compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R314.2.
11. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
12. Clarify if the electrical service panel is existing or replaced on the riser diagram.
13. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas and water lines must be bonded and not be used as the primary grounding method, E3608.
14. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2.
15. Provide electrical load calculations for determining the service panel size, E3602.2.
16. Provide an electrical plan showing the location of each receptical, switch, light, etc, and notate each with the circuit number from the panel schedule, E3702.2.
17. Show access and working space around all electrical equipment for safe operation and maintenance of equipment, E3405.1.
18. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, unfinished basements, garages or carports at grade level and within 6’ of a wet bar or sink with ground fault circuit interrupting protection, E3902.
19. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16.
20. Additional comments may be forthcoming with update plans.

Mechanical Plan:
21. For HVAC installations, Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.
22. Show all water heaters, vents needing repair/replacement.

a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved.

b. Zoning of adjacent parcels
c. All Utility lines
d. Property line distances

2.COMMENT: The Pima County Assessor’s effective construction date for your building or structure is 1947. The actual construction date may be earlier.
Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.
