Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Aerials show that the “Existing Parking”, referenced as number 7 on the Site Plan Legend, is a covered parking structure. The City does not have a permit history for the structure. The Existing Parking can be added to the Scope of Work for this permit. Per UDC Section 6.3-2.A, setbacks in the R-1 zone are the greater of 6’ or 2/3 Height of the proposed exterior building wall. The parking structure encroaches into the required side yard setback. Per UDC Section 6.4.5.C.1.a, the required minimum street setback is 20’ from the property line. The carport encroaches into the required street perimeter yard setback as well and will require the approval of a Design Development Option (DDO) before zoning can approve, see Comment 3. If the carport is attached to the main house and encroaches less than 1’ from the required perimeter yard setback a Board of Adjustment Variance must be applied for and approved before Zoning can approve. If the carport is detached from the main house what is referred to as a neighbor waiver can be utilized to reduce the setback requirement. The neighbor waiver shall be signed by the property owners of Pima County Tax Parcel Number 126-03-0590, 726 N Desert Ave. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan. Signature: ________ Date: _________ 2. COMMENT: Aerials show that the “Existing Storage Shed”, referenced as number 16 on the Site Plan Legend, appears sometime after 2012. The City does not have a permit history for the structure and the structure is encroaching into the required rear setback. The Existing Storage Shed can be added to the Scope of Work for this permit. Per the site plan, the storage shed is detached from the main house and therefore a neighbor’s setback waiver may be utilized to reduce the required setbacks. The neighbor waivers shall be signed by the property owners of Pima County Tax Parcel Number 126-03-0490, 731 N Venice Ave. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan. Signature: ________ Date: _________ 3. If a neighbors setback waiver cannot be obtained a Design Development Option (DDO) approval is required. The DDO application and requirements may be retrieved from: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf. COMMENT: The street perimeter yard setback for the carport and storage shed setback reductions can both be part of the same Variance or DDO application process. 5. COMMENT: Zoning cannot approve of the addition and porch permit until a Variance or DDO are approved.
